The Verdict is In....

And I felt better after inspection was done on the house than I did before. That's always a good thing, right? We did find out that there are some immediate repairs that will need done, the biggest of which is settling prevention- we have to have 16 support beams and 2 piers put into the basement, which will essentially mean we'll have to have the finished basement torn up and back to the bare bones structure it was originally. Surprisingly, that kind of gets two birds with one stone, as the rooms were set up unusually down there (and not necessary finished as nicely as I'd prefer) so it will be nice to have a blank canvas to work with.

Other than that, everything the inspection brought up was fairly minor. As it stands now, we're trying to negotiate with the seller (rather, the bank that owns the home... it's a foreclosure). Since we've only dealt with foreclosures and short sales in our little home buying experience, I'm beginning to get used to the "selling as is" bit, though we thought it wouldn't hurt to ask if they'd budge on the price because of the things that will need done in order to make it move it ready.

In our process to find a house I've seen it all.... houses with mold, water damage, original interior from the 70's, you name it. So a little bit of settling prevention doesn't worry me one bit. I'm actually thankful the house is in as good of shape as it is. After the inspection, I viewed yet another foreclosure with our realtor.... one that looked very similar to the 20+ we'd viewed before, and I realize how far we've come in the process with this ranch we have an offer on. There is definitely a lot of potential.

So... Lord willing, we'll have a place to call home sweet home by March 13. I'll keep you posted.
